Office and Retail Projects

3 Times Square, New York City: Construction of an 855,000-square-foot office building in Times Square. The transaction included (a) the acquisition and renegotiation of a ground lease with the state of New York, which involved government incentives associated with the Times Square redevelopment zone, (b) a combined construction and permanent mortgage loan, (c) a joint venture agreement, (d) a lease with Thomson Reuters (the building's prime tenant), the Bank of Montreal and Bain & Co., (e) clearing the site of existing tenants, and (f) construction management agreements, architect's agreements, engineer's agreements and many consulting agreements.

32 Avenue of the Americas, New York City: Acquisition of a 1 million-plus-square-foot building in lower Manhattan (AT&T's headquarters) and a leaseback of more than 400,000 square feet to AT&T. The project included the conversion of a substantial part of the building to a highly sophisticated telecommunications facility with a hub room and leases with Qwest, MCI WorldCom, Global Crossing, Bell Canada, Global One, Tycom and Cogent, among others.

55 Broad Street, New York City: Gut renovation of the 400,000-square-foot New York Information Technology Center, once a vacant office building in downtown Manhattan, and renovation to create the first building in "Silicon Alley" (New York's downtown high-tech district) with state-of-the-art telecommunications infrastructure and "plug-in" capability. Goldfarb & Fleece worked closely with the client and city and state officials to establish a local Business Incentive District and to obtain a wide range of tax and energy benefits and incentives to promote the area.

Suffern, New York: The demolition of an existing research and development facility and construction of a new 225,000-square-foot research and development facility, including architect's agreement, construction manager's agreement and project controls manager's agreement.

Murdock Carousel Shopping Center, Port Charlotte, Florida: Sale of parcel of land to Lowe's Inc. and reconfiguration of balance of shopping center. The project included: (a) the sale of a 10.54-acre parcel of land in a 30.82-acre shopping center; (b) the relocation or termination of leases with various tenants and leases with new tenants; (c) the declaration of covenants, conditions and restrictions among buyer, seller and outparcel neighbors, superseding existing declarations of record; (d) site plan approval; and (e) site development agreement.

The Reserve, Danbury, Connecticut: Site acquisition of a 290-acre mixed-use development site in Danbury, Connecticut, for WCI Communities Inc.

397 West 12th Street, New York City: Site acquisition and development of 10-story condominium building
